Market Option for 2021

Hey everyone, 

Im wondering what your opinions are on investing in real estate for the rest of 2021. The market is HOT right now. Prices are high coupled with interest being unbelievably low. Any markets that are somewhat calm enough to make my first investment? Am looking for a solid B neighborhood exclusively for duplex, tri-plex, and quad-plexs'. 

I have heard about Orlando, FL, Spokane, WA, Columbus/Cleveland, OH, and Boise, ID have been incredibly amazing investing spots. Any other cities or select towns you could recommend  + any advice for investing in this kind of market? Should I hold off for a bit?

@Noah Spiegel 5-years ago one of my clients passed on three 4-unit buildings in a C- location for $90k/ea...they just traded at $310k each...they will trade for $410k in 10-years....this is happening all over the city...the guys that moved out of the market because the could not get the ROI to pencil out on paper would have increased their net worth 4x's in 5-years!...Columbus is not the only market where this is happening...if you are in this game for the long-term, yesterday was the best option to get started and since that is passed...today is it.
