We have it rented currently and things seem to be going well.

This would be our second home and also a short term rental.

Second, go to as many local meetups as you can find.

We have it under contract $30-50/SF under recent single family comps, so worst case we convert it back at exit and still cash flow in the meantime as a rental.

For years i have had a portfolio policy with Nationwide for my commercial plazas but they are not renewing me this year as they now require all buildings with a food use to be fully sprinklered (which i do not have).

This family of three finds that they never hear back from the larger rental agencies even after paying for an application.

And yes, we have had to switch floorplans in a few situations, but now from experiance we can avoid lots that we anticipate will cause this issue.
