Proximity to amenities, transport links, and future infrastructure developments can significantly impact property value. 

My fiancé and I are local (Indy) and we manage 60+ properties in Indy and surrounding areas.

It sounds like there are problems regarding infrastructure like roads and water supply.   

Most of my experience has been in long term rentals but looking to move in to flips in the lower price points in Oklahoma and surrounding states.

Take the time to Educate yourself on the market and surrounding areas.

Do you have any mortgage broker recommendations in Dallas, Tx (or surrounding areas).Would affect if I am not USA citizen, but an employment based resident?

I’m open to most parts of Florida other than Miami and the surrounding areas.  

But there's also a lot of great opportunities for higher end multi-family properties in surrounding neighborhoods like Lakewood, Ohio City, Tremont, Cleveland Hts that will bring in top market rent, but cash flow won't be as strong compared to the C to D neighborhoods.  

It can also be a positive factor - possibly an improved infrastructure as it may bring better roads, parks and retail options.

I am very familiar with the Fort Lauderdale market and surrounding areas.
