I am still sifting through all of the good info that can be found on BP.The house in a bedroom community and wouldn't well work as a STR. 

Otherwise you’re going to get a MLS auto search with 100’s if not 1000’s of properties that you now have to go and sift through.

What we do is a service to the people we're willing to help, but to find those people, some sifting may be required :)

Nothing has changed about that other than the medium with which we book (Airbnb/Vrbo vs. calling local broker) Otherwise, it'd behoove you to dial in on your "buybox" first to efficiently sift through what you're looking for. 

Reason being, is for one thing they are job creators but even more than that, they sift through incredible amounts of data before they make the decision to place a store at a given location and so you can probably be sure that where those major players are headed, people and real estate demand is likely to follow. 

When you transfer property into and out of a partnership, you subject yourself to a whole slew of tax problems that can be quite expensive to sift through.

Personally, I use a combination of AirDNA, Realtor, Zillow, Airbnb, and VRBO along with Google searches like "Top US Cities to Visit", "Best Places to Visit in the USA", or "Best-Kept Secret Vacation Destinations" to find deals like the ones I mentioned that peeked your interest.I also think reading the news and sifting through social media posts help too.

After sifting through for an hour, you'll have a very good idea of whos looking at 5 beds in your area and what they're looking for. 

It’s not worth our time to have to sift through the clutter.
