STRs - Who Is Target Audience - 5 bed 3 bath Two King Two Queen?

Question

I'm furnishing a new STR in North Phoenix (next to Scottsdale) that is a 5 bed 3 bath, large kitchen and connected family room with pool and mountain views.

We will probably have two king beds, two queen beds and a bunk bed/ office room.

I'm trying to figure who my target audience is since there really are only 4 beds and the bunkbed. I know I can advertise two people per bed but that doesn't really tell the tale if it might be two familys for a reunion, business travel, golf buddies (it is near Scottsdale and all the golf courses), TPC, Superbowl travelers or snow birds (it's 70 degrees today). Baseball Spring Training, Barrett/Jackson and other events.

Any thoughts are appreciated.

With a 5 bedroom and those beds, I think your target is extended families, and groups of adults traveling together. I don't think snow birds in general will be your target, since that's usually just a couple, as will be business and Spring Training guests for the most part. The car shows and the Super Bowl might have some groups of friends traveling together.

Account Closed To get a good idea of your target audience, on Airbnb or Airdna, find your direct competitors, and read their reviews. After sifting through for an hour, you'll have a very good idea of whos looking at 5 beds in your area and what they're looking for.

Hey Account Closed, sounds like a cool place. We market to families and extended families. What we found is that what works for families works just fine for groups. We get a good mixture. Can you fit 2 bunk beds in the bunk room? That would be nice. Also, can you fit some futons in the other rooms as spare beds? We have one futon in the master as there is another room essentially and it makes a great bed for toddlers or kids who don't want to be in the bunk room.We are not in a market like Phoenix. We are quite rural on Lake Coeur d'Alene so our crowd is strictly vacationers. Whether they are there for the lake or riding the bike trail.

It's a two story 2,686 sq ft and pictures below. (Yes, we're updating everything and going upscale on furnishings.) But, that is why the original question arises, a lot of comps for STR locally are single family ranch with modest furnishings. I feel that it may be a slightly different audience, but maybe not.

1 thing i dont see, sq footage. not every 5 bedroom house is the same. if its a small house with 5 bed 3 bath, 2 families might feel very cramped.

It could be college friends coming together for a vacation, a group of family members coming for a wedding (not necessarily a bachelor or bachelorette party, but those too). When my family meets for a vacation together, we go with our adult children and their kids, so we have a total of 6 adults and 3 kids. I think this extended family model is going to be the most common type of guests you’ll get.
