I bought a home where my daughter goes to college for her to live in with roommates who pay rent and one of them is leaving next semester but the lease is for the whole school year. 

I also play on my college’s collegiate basketball team.As part of my degree I have to complete three semester long internships which consist of me working 40 hour work weeks instead of taking classes.

Very rarely will someone from that pool be looking between semesters etc.

It was tough at the moment because I was broke with fees to pay for my second semester.

But if you hold on long enough there’s a good chance appreciation will make it all worthwhile and your wife will be pleased that your starter home where you had to listen to the neighbors arguments and love making ended up paying for nearly half a semester of your kid’s Harvard tuition lol.

That's 4 students in one house who all get a nice fat housing check at the beginning of each semester.

If you miss getting it rented come August.... it can possibly sit rented for at least half the school year if not the entire school year as students are only shopping for a place to live at the beginning of the semester.2) While it may seem far fetched now to think student rental supply will far exceed demand, colleges across the country are seeing stagnant population and decreasing applications. 

I don't have any experience in renting to college students, but would it be illegal to ask for how much in student aid/loans they have for the semester? 

I'm currently taking a semester off from college and going to start working at a brokerage that focuses on working with and representing real estate investors.

I wonder if there are some students who'd be enrolling for the winter/spring semester (if there is one; I know some schools' semesters are set up that way).
