Having a hard time finding a tenant

I have just recently bought a rental property in an area near Denver which is not yet redeveloped like other places. But it has some desirability due to its proximity to three major hospitals and also walking distance to a fun  recently opened Stanley Market place in Autora Colorado. I have many people calling by it seems like people either don’t have s social security number or they don’t have a high credit score. What’s going on?

This time of year has its drawbacks on finding tenants unless your property is very desirable.  I always compare my property to the competition and make sure I’m competitive not only in price but amenity as well.  Sounds like your location is fine and rent is reasonable. 

December/ January traditionally are not the greatest months to find tenants.  February is so much better and by the time March arrives things are great.  Always try to have leases end March or later so even if you do find a tenant in January you do not end up in a similar situation the next time. I will do 15 month leases or varied time to coincide with the best time of year.
