Hey there, a little background: I purchased my first investment property at the end of December, which is an owner(me)-occupied triplex located in DeKalb county in Georgia, USA.Everything is going well, I've moved in to the unit, I have a roommate, and I've rented out the other unit to a great tenant, However, here is the snag: I inherited an existing tenant who had been in the property for almost 9 months and is historically chronically late on paying rent, but he has always paid it.His story: He apparently used to have a stable job when he first got the lease, but now he does freelance general contracting/handyman work.

Also, DO NOT underestimate what a spiteful roommate is willing to do to your property, food, mail, etc while you are out of the house.It might even be worth pro-rating her rent for the remaining days in January, so you can get the room cleaned up, and put on CL or however you advertise.

Since you're a young guy, you may not mind a bunch of roommates to make this a cash cow!

I am actually renting a house still with a roommate.

I am working on getting my credit back up to par.But I am trying to buy the house I am renting in as my first rental property, I am in charge of the house per the owner, so I am collecting rents, and we will have our final roommate (potential roommate) to check out the last room available on Apr 9th.

Would it be better to buy my first home, live there and have roommates help me pay my mortgage, or should I keep renting and buy an investment property with my savings?

My son and his roommates are aware their house has been put up for sale, and guess what, they're all moving out.
