You can get a company that specializes in credit restoration to negotiate for you, I have found law firms seem to have more leverage.Taken excel spread sheet and put down what the time lines are for each issue so you have a picture of which one of your issues needs to be resolved first.

You can fix your own property for $0.50 on the dollar compared to going through a restoration contractor that the insurance carrier will use.But, if your looking to the insurance company to handle and pay for everything, an ACV policy and Coinsurance penalty will leave you with a big out of pocket expense.

I realize I like cap rate because it ties the property price and value to income which helps me know I am getting a good value on the property... considering my main focus to date in real estate investing has been buying under valued houses, restoring them back to market condition and profiting on the valuation change it's easy to see why I put so much focus on up front purchase price.
