Tenant wants to rent SFR for commercial - How do I screen them?

Hello! I'm new to the world of rentals, and I have a historic restoration that I just completed and have it listed for rent. I just had someone contact me about renting it for commercial use. I'm checking with the city on zoning right now, but I'm trying to figure out what questions to ask to see if this is a good fit. Also, since no one would be living there, who do I do that background and credit check on? The business owners? Thanks!

@Sandi Spier, I don't know of anything online myself. I'd go over the the Commercial RE forum here on BP. Start with a search and then post any questions you have. I bet you'll be able to find at least a boiler-plate lease that you bring to a lawyer.
