Investment Info:

Single-family residence fix & flip investment in Clermont.

Purchase price: $220,000
Cash invested: $42,534
Sale price: $295,500

This property was an REO. The condition was fair but the backyard & pool was out of control. There was also piles of tiles 5 ft high in the garage along with trash that had to be removed. House had a complete refresh of all interiors walls, lighting, upgrade bathrooms, exterior repairs to stucco, fence repair, granite counters and repaint the kitchen cabinets. The living room had a large wall that was updated shiplap style. The pool was restored & with a screen enclosure to complete the look.

What made you interested in investing in this type of deal?

This house had character and I had the vision to design that type of restoration.

How did you find this deal and how did you negotiate it?

This house was on MLS. There wasn't much negotiating because of a bidding war.

How did you finance this deal?

What was the outcome?

Besides the fact that this property came for sale around the time of holidays, that it took a little longer to sell. There was quite a bit of traffic and 2 deals did not qualify but the new owners are elated with their new home.

Lessons learned? Challenges?

I worked with some new trades and should have looked at a couple more quotes but resources were sparse for availability. I also met new trades that were more honorable and reliable to work on future projects. Bit of a blessing in a way.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I was the one to stage the home, used a professional photographer that was excellent and I was the listing agent. So I would recommend myself to others lol
