I like Account Closed's suggestion of having parking underneath the perimeter of the building.Stormwater detention can go under the surface parking lot at a cost of about 2-3x traditional BMPs, but that could possibly offset the additional cost of deck parking.

@Bill Gulley wow thank you very much, the perimeter of he house is all brick so I'm glad you added that in there with the sandstone. i have looked into the electric, which is all bx and Romex with two new circuit breaker panels.

In just one year and a half, I've seen prices skyrocket, new humongous and luxurious condominiums are being built everywhere and the few rental properties I find off the usual real estate apps seem to be either dumps or, when very attractive properties, they are bought out almost immediately by cash buyers.Should I then start looking further out of the perimeter?
