To my knowledge VA was a whole lot more strict than FHA, and would deny a loan for a missing nail in a perimeter fence.How did this deal turn out?

My preference would be to continue renting if he would ever have to leave but would also like to have an exit strategy to sell if necessary.Current areas considered would be within striking distance of the Perimeter mall area, i.e.

I live on the north-end of Atlanta but do most of my investing inside the city-perimeter.

@Rafael Brown And I think you were maybe being a little bit facetious, but of course the vast majority of people inside the perimeter send their kids to public school.  

I like Account Closed's suggestion of having parking underneath the perimeter of the building.Stormwater detention can go under the surface parking lot at a cost of about 2-3x traditional BMPs, but that could possibly offset the additional cost of deck parking.

Most of them are OUTSIDE The "Perimeter" - an I-285 hwy  - circling City Of Atlanta.  

@Bill Gulley wow thank you very much, the perimeter of he house is all brick so I'm glad you added that in there with the sandstone. i have looked into the electric, which is all bx and Romex with two new circuit breaker panels.

In just one year and a half, I've seen prices skyrocket, new humongous and luxurious condominiums are being built everywhere and the few rental properties I find off the usual real estate apps seem to be either dumps or, when very attractive properties, they are bought out almost immediately by cash buyers.Should I then start looking further out of the perimeter?

May or may not need a full perimeter of inside tile.IF that isnt enough no other option but put tile around outside.
