From discussions with the interviewing brokers I learned that you pretty much need to be a full fledged NAR member because agents on the other side of any deals you are in won't work with any agent who isn't NAR.

I think if you ask Google, or NAR where Realtors get their clients something like 30% - 60% come from SOI and referrals.

You will have costs, annual dues for NAR, WRA, and local board will be $1,500, Plus first year application fees could be $200-$500 up front, then $30-$60/month for MLS access, and depending on the office you work for, you will do a split, 50/50, or 60/40 to start, or you will keep commission and pay a monthly Desk Fee, plus pay your advertising, this could easily cost $1,500+ a month, so you gota hustle. it is doable on the cheaper end, and may be worth it, but i really suggest planning to sell for a while, and dont plan to make anything, bust your butt, and hemorrhage money for the first 6 month to a year while you learn.
