Greetings,

I have 10 years Realtor experience and a STRONG desire to start executing outside the NAR Box. There's got to be a better way! I'm currently Equity Rich, Cash and Credit Poor. My Sanity barely survived the market crash but my credit was declared DOA.

I have been very disheartened by my experiences with Realtors over the past 4 years so it's time for me to call upon the Laws of Attraction and secure a No Desk Fee, No Board Requirement Broker to House my license.  The Reality of having a property that I can't extract cash from has driven me to the eye-opening realization that there are very creative options available if I just take the time to LEARN!

        I understand your position, being equity rich. You can always create self mortgages and notes on your equity and use them to sell for discount cash or use as down payments.  You may want to consider using split notes to get better leverage from your equity.

      When I was a Realtor working conventional real estate I decided that I wanted out, I was not happy chasing listings and working with buyers only to see the deal fall apart after working on it for way too long (with prospects of earning a very small shared commission) only to start over again, I knew there had to be a better way to make money in this business.

I decided to go to work for a local auction company, boy, was I glad I did that, selling real estate for all cash, as is, getting paid large fees and the best thing about my new career was the freedom to work less, work smarter and make more. 

Fast forward, 15 year later, now owning my own real estate auction company, created a ton of equity, earning more and able to multiply myself by training others to network and work for me.  I am having more fun than a 73 should.

The public auction is not for every seller, but there is a niche market that is full of motivated sellers.  The auction method of selling is a great way to sell and realize the equity profit you've created and earning a commission (we call it Buyer's Premium) at the same time.

One of my Auctioneer Associates, last month, contracted (using a skinny contract) a bar and building in a bad neighborhood for $60,000, we advertised it for 4 weeks, it sold in competitive bid auction for $170,000. The property had issues, we sold it as is for all cash.  

The good thing about this business is that the sale has no contingencies, no underwriter to turn it down, no banks, no need for appraisals no fear of cancellation.

I was also burned out, but the auction business helped me to overcome that condition.
