Ok windows and other defects are different than simply cleaning the house.. if they took it as is.. same advice just ignore it and move on.. litigation is hard its expensive etc etc.plus your standard real estate contract PROBABLY has a mandatory mediation clause in it.. read that over worse case is they could file for mediation.. can U say buyers remorse...

Your question is unique but having been a divorce mediator for more than a decade and now an avid real estate investor and private money lender, I believe I might be able to talk through some of those issues with you as I recently borrowed 500k from my wife for a purchase so I also have personal experience.

If your looking at loans on commercial property, that's probably not an issue.The foreclosure mediation program is in effect here in Nevada though.

Communication (aka expectation management) is the key to a happy relationship....of any kind.For dealing with the current guy, sounds like you need a lawyer to at least mediate how to fire him if your contract doesn't have an out clause.

Typically we work things out in mediation and then get it reviewed by a judge this way if they do not follow the agreement the judge generally pushes it through to execution.
