Hello BP community, My question for today is: As a landlord in Massachusetts/Ma what have been your experiences with current or precious eviction notices. How have you dealt with them and what recommendations do you have in dealing with these situations? Thanks

1. timeline - serve a 14 day notice. If that elapses, then schedule court date about 21 days more. If it goes well, then at court you come to an agreement for them to pay on a plan or move for eviction...another 30 days.  Hopefully they leave. if not then back to court for the execution and sheriff and another 7-10 days.  Then another 3 days by the sheriff for to give them notice.

14 day - free if you do

21 days - roughly 210 between court and constable

7-10 - free but the wait

3 day - sheriff with moving company upwards of 2500

total with loss rent over 5K, so hope they leave on their own and you lose 1-2 month rent.
