@Jessica W.To sound up-beat and say you can juggle school and make lots of money in RE is possible but my personal .02 is to say there will be plenty of time for you to get going in real estate.

There is no way I would be able to juggle both effectively.

Can be a lot to juggle if you have several families in at the same time open house style, but a way around your current frustration.

New homes are built by guys that are typically overworked and juggling 20-25 homes at a time. 

I want something that is simple (easy to learn and clean....doesn't require so much juggling or complicated) that can help me receive payments, send emails out, handle maintenance requests, break down income, expenses, etc...for each unit, etc. etc.

@Kevin Fanning put up a great answer in another thread, which I pasted below.You can actually do it yourself, though it's a lot of work to juggle all of the cash balance transfers needed to keep it interest-free.
