Hey fellow landlords!

What's your favorite software for managing properties? Have you tried different ones and have opinions? or may be you only used one but you're happy with it? I have 35 rentals (mostly single family and couple of duplexes) and Google Spreadsheets are not enough anymore and I need help! I want something that is simple (easy to learn and clean....doesn't require so much juggling or complicated) that can help me receive payments, send emails out, handle maintenance requests, break down income, expenses, etc...for each unit, etc. etc.
