He couldn't approve me with 2018 included, and I was denied from another bank because they were unwilling to wait for 2020 (Even with an excellent P&L)It seems there are no exceptions for the 2 year rule, with the lenders I've been dealing with..The loan officer said with the draft, he can get everything done in time for closing.

First thing to know is it's very difficult to talk a leasing agent into it because most are too dim-witted, it's true, they will struggle to grasp the very concept of it so it's best to have it written out on a 1 page paper AND to use an example for them to pitch the property owner with because they will never let you speak with owner directly, hence the paper because there going to forget half of what you tell them and screw-up the other half, so make it uber-simple.

Unless the window was open and didn't have a screen in it and was close to the road; you'd have to have some really good aim to toss a lit firework from a moving car into a house on a lot, and it would have to be heavy enough to carry far enough to make it through the window which just happened to not have a screen in it.

So if you have a house that's nicely fixed up, well lit, tidy, and furnished, it will probably appraiser higher than the exact same house that is dark and dusty and gross.
