How to tell that house will rent in that area?

I’ve been looking in a couple areas and I keep asking myself “but how do I know it’ll rent (and quickly)?”

What are some tips and strategies you use to research an area?

Key into google, zillow, apartments.com, etc something like "2 bed apartment for rent in wherever" see if you get a flood of ads and how old? Go to a site like city data and research crime data etc. Go to rentometer.com, enter the address to get a feel for the rent amount. 

Much of your success has to do with the quality of your ad and your pics. Make sure the place shows well. Clean well lit entry and common areas. People hate other people's dirt. Make sure the unit is spotless and smells fresh.

Read up on Fair Housing and Discrimination and know your local laws (which have been changing every few weeks!) All the best!
