I thought about going to a bakery  and buying a big cookie or brownie and having "Happy Anniversary" written on it.

To anyone reading this, @Ellie Perlman has given the cookie cutter methodology to building your raising capital platform.

Since a new subdivision by nature has more homes for sale than a more established neighborhood, your home is more of a cookie cutter commodity that will make it more difficult to see a profit until years after completion, unless the tide keeps rolling in but as we know tides, at times, have to recede too.  

Things like books, in cookie jars, under the mattress, etc. 

As others have stated their their application is pretty cookie cutter and may not include additional information you need.
