Based on the number of investors we know, and the market we have seen for HUD properties in Florida, we set up a "bidding machine" for investors that specifically targets HUD properties. We send weekly spreadsheets of "regions" grouped by counties. We have customized spreadsheets for each investor that tracks progress. We treat this as an actual business silo that our investor clients love, because all the heavy lifting is done.As a Real Estate Brokerage you need to:Define an opportunityDifferentiate yourself from every other competitor out thereMake it simple for your clients to do business with youShare their pain AND their joyDo whatever you can to continue to make your relationship a win/win environmentToday was an example of this strategy as we won three homes for three separate investors, and all of them are thrilled.

Never in a million years did I think I'd be writing this... 🤷🏻

Quote from @Engelo Rumora: I'd like to buy other property management companies that don't know what they are doing just like we didn't I guess for the first 3-4 years.Looking to stay close to home in Toledo to start.I spent some time cold pitching local companies but they are all too proud to reply in their incompetent management style and prefer to continue running a scam.Congrats on your success, but those are some harsh words for your local competitors (who are probably reading this thread).

Would you delegate turnover showing to an agent for a fee?

@Meng Chen cool idea.Had a local competitor trying to have college kids handle showings and they got a warning from the state Board of Real Estate and Attorney General about using unlicensed personnel for showings (they went out of business).

But it's a game of statistics, and if you can tap into a group with a relatively high conversion rate before any of your competitors, then you'll probably do relatively well.

What’s a good amount of direct mail
28 August 2021 | 7 replies
If you get a mailer from someone and you don't act on it (i.e. not interested), and you send an other mailer, and then 5 competitors ALSO send that same person a mailer, now that person is getting 15 mailers every week... do you really think the recipient of that mailer will say... ohh dude, you only sent me one mailer, and everyone else also sent me just one mailer every 2 months, I am not going to be frustrated upset and pissed off...Secondly... if they were not interested at first, and you keep sending mailers, it is more likely that they will get pissed off.
