It probably depends a lot of where you are and who your competitors are. I'm in an urban area and my biggest competitor are the hotels.

Last year my ratings started slipping when I offered deep discounts in January. It seems that guests who are looking for super cheap places are generally an unhappy lot. Here are the things I changed that have consistently resulted in 5 star ratings ever since:

1- I don't offer the really deep discounts in January. It means I have vacant days in January. 

2- I removed all of my check-out requests.

3- I leave my guests croissant from a local bakery that is a block from the unit. It is both a way to welcome my guests and tout the location.

4- I have a scheduled message that goes out the morning after a guest checks in that reads: "[guest first name], It's Bill & Carolyn. How's your stay? Do you need anything? Don't hesitate to reach out if there is anything you need."

5- Once the guest checks out, I send the following message "[guest first name],Thanks! Safe travels and hope to host your next trip to Cambridge.Don't forget to leave us a review on Airbnb! Also, we strive for a five star experience. Is there any feedback/ suggestions or items to improve the home for the next guest stay?"
