Under 30 days is pretty required in today's market given how competitive it is so many lenders have upped their game to get there.

Then everything is transparent with your seller, you and your end buyer.What also happens is that so many wholesalers don't have buyers, they assume they'll get something sold, they get a property under contract and NEVER have the intentions of following through and keeping their word with the seller, then go out marketing the property hoping to find a buyer.
