I have also had my sights on the Northern Kentucky and greater Cincinnati regions as the area seems to offer impeccable cap rates and interesting speculative plays as many parts of Cincinnati are gentrifying.I currently work in loan review at a large regional bank and have gained valuable experience from the bank side of the industry.

When I flip REO's what seems to work well is to offer the property to a buyer for 3%-5% below list price which means you have to get it cheaper to make money.As for transactional funding, most hard money lenders have this service and for the promissory note, the title company or attorney will handle that for you.I hope you got the deal and make some money, good luck!!

It's impossible to tell from the photo, but what I see looks neat and clean.If everything else in the neighborhood looks good and the trailer is clean and tidy with a well maintained lawn, it would make no difference to buyers or renters either one in my town.Especially if you can get it cheap enough to offer it for sale at an attractive price.
