3 Challenges to get deal Done? A little HELP

I need a POF or a Pre - Approval letter? Not sure how to get this? Need to get it fast.

Basic Promissory Note (Private lender providing Deposit)

About the Check? (We don't need a check on presentation of offer, but we do need one photocopied. Upon acceptance check needs to be brought to title company with 24 hours." Because apparently offices out here do not have accounts for earnest money. I can understand that. With this do I get a check from my private lender for cash put it in my personal account and then write the check for $500.00 not sure of the ramifications of this? Can I bring the title company a money order so nothing gets messed up?)

Will be putting everything together tonight to get it done.

Thank you

The trenches are hard but I'm learning as I am getting out of them.
