I do think that if you build that thing and it is done well, it would attract investors, and YOU will make money.. but you will eventually get a ton of reviews saying that  the product is cool but it is not generating any more deals than without it.That is my prediction, because it is still limiting on the performance of DMM, and DMM has a crappy efficiency score.

I personally don't text random numbers as that's lazy and I think it starts a relationship off wrong...But maybe see these people reaching out as potential partners...real estate is small enough as it is.Joe keep in mind the folks commenting here know the score.. so of course they are going to be jaded and annoyed etc.thats not who wholesalers are targeting .. or any buyer for that matter.. 

But MIRR, although nobody reports it, is an improved version of IRR and probably the strongest measure of true returns out there.

I think you should add some criteria on minimum credit scores, yes/no to applicants with prior evictions or unpaid judgements, allow smoking yes or no.

Two recommendations might be Seniors with Long-Time Ownership (ready to downsize or need assistance) and Owners with Low Financial Stability Scores (struggling financially).Good luck

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?
