Off Market Offers - how to

Hi all! First post and first time (potential) home buyer here. I live in an area that, like most places, has a crazy market right now. Most properties are only being sold to those who can offer all cash.

I would like to purchase a multi-family. However, there are not a ton for sale right now.

I was advised to take the off-market approach. I wanted to see the best way to go about reaching out to owners who are not currently selling (i.e., how to politely go about this process).

Direct mail is a tried and true strategy. As is cold calling.

You can also consider house hacking - buy a house, live in one room, and rent out the others. Or a short term rental house hack, where you rent out something like an inlaw suite as a short term rental. Local regulations may restrict this so if you decide to go that route be sure to do your research.
