I think the three biggest differentiators in agents is their networks, local knowledge and the quality of their photographs.

The provider you purchased fro, he is a good guy and I am actually stunned he sold this nice of a home as normally he sells homes much cheaper in lower quality areas. 

Just move on from him and get someone quality in there who won't be a headache. 

I am mostly looking at two bedroom duplexes right now, and am curious if anyone that has investors in these areas have any trouble renting two bedroom units to quality tenants.

Number of beds/baths, acreage, sufficient room for parking, quality of neighborhood, signs of construction in surrounding area, and many more factors.Something I have enjoyed doing while starting out, is rather than driving around to every house on the MLS...take a quick look at the property on Google Street View and run hypothetical numbers on the projected performance of the investment.
