Kansas City: Independence, and Lee's Summit MO

Can anyone provide any insight in the following?

I am interested in purchasing some rentals in the Kansas City metro area. I am interested in the Independence and Lee's Summit right now, and am looking at some two bedroom duplexes (both sides).  I am mostly looking at two bedroom duplexes right now, and am curious if anyone that has investors in these areas have any trouble renting two bedroom units to quality tenants. Both properties are in pretty decent areas. Of course I would prefer 3 bedrooms, but this will be my first venture into multi-family and the price point for 2 bedrooms is a little easier to come up with.

On a similar subject, can anyone give any experience in renting 1 bedroom and studio apartments in the Independence MO area? I'm finding some deals but I just don't want to buy a property and run into the problem of above average turnover and/or not being able to rent the units.

Any insight would be greatly appreciated.
