I was wondering if there are any seasoned multifamily investors in Florida who have an in-depth understanding of the market.If you're someone with significant experience in Florida multifamily investing, I would be extremely grateful if you could spare some time to answer a few questions.

I've had my share of low income experiences to never ever rent in an area where I have to collect my rent with a baseball bat unless a unique section 8 opportunity. 

I used my own construction and real estate experience to get them through the governmental red tape and turn them into profitable rentals.I’m a third generation builder with an accounting degree with bullet proof spirit.

I just started using BP a few days ago to network with other investors and enjoyed my experience until I was banned from messaging.. 

Tenants tend to treat carpet fairly well in the bedrooms in my experience - less foot traffic. 

I understand the low value land plays in both owning selling CFD etc etc  No title insurance just quit claim.. its quite common in the Niche you are playing in.. the issue is if the orignal seller buggars the title somehow and you CFD buyer pays all their payments and now wants clear title and you cant deliver it because of this.. 

Only 100K on it.Our play car is a 1999 Pontiac Firehawk.

The long term play would be to pivot to MTR/LTF afterwards.
