Investing In Florida? Good Or Bad?!

Hey, everyone! How's it going? I've been doing some research, and I'm really interested in the multifamily real estate market in Florida. The thing is, I don't live there, and I'm eager to start my investing journey in that area. I was wondering if there are any seasoned multifamily investors in Florida who have an in-depth understanding of the market.

If you're someone with significant experience in Florida multifamily investing, I would be extremely grateful if you could spare some time to answer a few questions.     Hey Sam. Investing in south FL can go great or poorly like any other market but I do love this market because it has a lot to offer! It’s a bit hot at the moment but there are still good deals available on occasion. I have MFs so I can definitely steer you in the right direction and guide you on the Florida journey.     Investing in Florida is great! some of the best rules and regulations for landlords, everyone is always looking to move and invest in the Florida market, great weather, beautiful beaches, so much things to offer so to answer the questions it is a great state to invest in.
    I see you are looking to invest in Florida, texas or colorado. that means you are a little undecided right now, but what i can tell you is that they all are great choices, you'll have to see your goals, and where you find the best for your budget. goodluck, let us know where you end up investing in

    Sam, little late to this but I’m an investor/agent based out of Tampa Florida.

    I like Tampa and the surrounding markets for its cash flow and appreciation potential.

    There are still a ton of mom and pop investors that own commercial multi (5+) and I’ve had some good luck connecting with these owners and purchasing from them.

    The last deal I did was a commercial off-market value-add multifamily and was able to secure seller financing.

    Downside is flood insurance has gone crazy down here and can really kill some deals.

The average rent for multifamily units is around $1,450, with a rental yield of 8.5%. Networking with local professionals and leveraging value-add opportunities can significantly boost your returns.
