Well someone beat me to the punch and the seller accepted an offer earlier this evening.

I start my analysis at full asking price but figure I'd probably offer a little lower hoping to get a counteroffer - or accepted.$120,000 would probably mean lower closing costs.  50% expenses makes it a little sketchy using 13% instead of 5%. 

Absent military PCS orders on some of the GSE loans, there are no requirements for any lender to accept a short sale.

Don't be that desperate, stick to your set of requirements and keep it vacant for longer than accepted anybody just because they're waving some cash at you.

Your other problem is the bank will never accept a contract from You if you can’t show a legit POF.

I've put a couple offers on houses I've found on the MLS but have come in too low for any one to accept my offer.
