The videos you see van sometime be inspiring, but they also fail in regards to teaching newbies how to invest because while there may be a number of important factors that are discussed in videos and books there are thousands of important factors that are purposely ignored.

Long story short they stating there is foundation problems, Drainage issues, mold issues, gas leak (the city turned on the gas a week before the home got listed and they checked for any leaks).

I was inspired by an old family friend, and I have had a little bit of communication with him over social media about my interest in real estate investing.

The back lot is zoned for 35 units and I can go three stories.

I am no expert, I am an inspiring Real Estate Investor who is educating himself in order to be successful in this business, but I did learn that this morning and thought it was interesting and a great way to have more funding for investment. 

Its set me up to be oblivious to the majority of the costs that other companies are charging.I'm finishing up 2 houses right now (3 story start to finish builds) and I'm pursuing building for myself next.  

Going from a 20 minute commute to a 45 minute commute, and giving up a 4 bedroom 2 bath detached single family house for a 3 bedroom 1 bathroom unit in a plex with a shared wall, if that's the entirety of the story, does not make sense, that looks like occupancy fraud.

(You can skip my sob story and just read this:) One strategy we are thinking of is to get a 2nd job to pay the monthly minimum on the loans.
