Real estate Law suit

Posted

Hello, I am looking for some advice before I start reaching out to an attorney. This is full disclosure and will tell my side as best I can without writing a book.

I am a real estate investor and sold a property fully flipped in july 2021. The buyer hired a law office and sent me a demand letter with a 60 day response required. I spend $150K remodeling a beautiful home which included foundation repair, new ac's, bathrooms, kitchen, flooring etc... When we went into contract they only asked for 3 day option period and they hired their own inspector. The inspector inspected pretty much everything including foundation, under crawl space for any mold or other issues. He also talked about drainage and everything else that a inspector does and all of it was in a good working condition with no issues found. Long story short they stating there is foundation problems, Drainage issues, mold issues, gas leak (the city turned on the gas a week before the home got listed and they checked for any leaks). They said all of the bills come out to 70K but if we go to court they will sue me for $375K+.

I have a engineer report stating foundation is good, I have a certificate from a mold company stating there was no mold when they inspect it and of course I have their inspection report from their inspector. Anyways what is your thought on this and of course would love to hear from any attorneys that can advice me on this. I am one of those people that always tries to do the right thing and if there is a problem fix it and move on. This property was one of my best ones and was done so well and nothing was hidden and now I am getting this nightmare which I plan on defending myself to the fullest

Thank you in advance
