You can use another portfolio or hard money lender that doesn't have any seasoning requirements to pull more cash out prior to your conventional lender's seasoning periods end.Edit: Also, you shouldn't have trouble getting a hard money loan based on your experience.

The reason Bob did not buy the property outright from Mike is because the end goal is to fix and sell, so it seemed silly to pay excise tax twice, also there was a lien on the home and Bob did not want to fool with financing to acquire the property to just turn around and sell.

From my experience (at least here in Louisiana), the thing to remember is that you don't get the opportunity to inspect the property physically prior to closing.I have been pleasantly surprised and the I have also been "unplea$antly $urpri$ed"If you're the winning bid you assume the risk of the need for an eviction, a title lien, or unknown repairs required.The newer the property the more likely (it seems to me) you may have these risks of unknown liens or need for repairs.I would do it again, but I will only buy at 60% if ARV.

I would contact the builders prior to seeking the investors and get a number of different rates from different companies to see the prices on certain condominiums, and also make sure all land selected has proper zoning ordinances for commercial housing.

Hello All, it has become abundantly clear to me that if I am to achieve my goals with regards to mobile home park acquisitions I am going to have to buy parks that are outside a 2 hour+ drive radius.
