With our setup, we will need to use commercial lending which has a 10 year term at a slightly higher interest rate.Any feed back on how to analyze cash flow with the higher principle payment that a commercial mortgage will require?

They have a direct feed from 98% of the 3150 or so counties in the US.What is great about this data is that it’s usually super fresh (they tell you how old it is before you download it) and it’s in the same format for every county so it takes the mystery/difficulty out of scrubbing the data once you download it.

My last tenant I did that for has been with me for three years so far.The reason I do only MTM agreements is if the tenant feeds me a line I can at some point simply give 30 day notice and the problem goes away.

Even though they are not supposed to be biased, I have to think they might work a little harder for the bank who feeds them several properties a month vs me who has never bought anything and is not coming to them every month with offers.. yet :) Like you said it might not hurt to call them and ask what they have that needs to move and then bring it to my Realtor after if I am not getting the warm and fuzzies.
