The other option is with a small team (9 agents) which has been a top five selling team in the state the past two years. 

As others have commented on the forums, I have been experiencing some difficulty finding any potential deals in South Jersey due to the high purchase prices and taxes.Right now, I am only using the MLS to spot potential properties.  

Align yourself with the right investor focus agent and team and you will be able to know all the off market deals and MLS properties that have been overlooked by the traditional retail agent. 

Read.....youtube.....there are several wholesaling groups on fb that you can join and possible meet people in your area that you can team up with. 

Assuming this discussion is sort of like a job interview, I want to impress them so I can get the best rates and work with the best lending team. 

We find deals, offer in house rehab management with our vendors, lease, manage and have a full sales team.

For you diversified and experienced investors, when did you start researching then buying into other markets other than the one you started in?

If you don't have money for maintenance or don't have the team for maintenance, then you have unhappy tenants and eventually an unhappy bank account.

Need to build a team: Property manager, Title company, property inspector, contractors, etc.
