hey! So one of my long term goals is to get into the apartment complex business. What's the hardest thing to deal with when managing one?

Maintenance. I wold say be sure to budget and then over budget for maintenance. When you do that, then add an additional 10%. If you don't have money for maintenance or don't have the team for maintenance, then you have unhappy tenants and eventually an unhappy bank account. Plus, your tenants are paying you a lot of money, so they deserve to be taken care of. If you have the mindset that you are there to serve your tenant (customer), then you will be much more successful in my opinion (of course in business, sometimes you need to fire bad customers!)
