Just like cross training for sports, I believe Real estate investing requires more than just real estate knowledge.

Some people mention calculating the percentage based off of rented bedrooms vs personal-use bedrooms (1 personal use vs 2 rented and doesn't take into account square footage size differences), others talk about using the personal use square footage divided by the total home square footage (includes common areas) and others mention that the shared spaces do not count towards a Schedule E.All in all, I just want to make sure I'm calculating that percentage fairly (both to me and the government). 

My understanding is that investment activities do not count towards this 750. 

All of them were on the MLS and we haven't had to cross the bridge of finding off-market deals yet or having to put together creative financing options.

You also should count property management fees as well even if you don’t use one.

Other landlords feel that giving gifts crosses tenant-landlord boundaries.

Does purchasing a single family home that we would live in with a separate rental on the property count as house hacking for getting a low down payment and having the rental income pay at least some of our mortgage expense etc.?

Multiple mortgage inquiries within 30 days count as the same inquiry as far as credit scores go so you don't have to worry about hurting your credit by shopping around.
