Do you give gifts to your tenants during the holidays?
Certain landlords feel VERY strongly that they get great returns on keeping good tenants over the years with small gifts given. Other landlords feel that giving gifts crosses tenant-landlord boundaries. What do you think?

This is discussed every year. I don't give gifts to my Tenants, even the properties I personally own. I feel it's a bad precedent to mix business with personal relationships. It could work in your favor, but it is just as likely to bite you.
There's no right answer. If you're going to do it, I just recommend you be cautious about not letting the relationship get too personal where it may be difficult for you to handle the business side of things.
