But in my experience, it is a more common that the lower the rent, the more damage to the unit and the shorter the stay. 

I think this is pretty common and helps townies remain with better financing available and or helps if they dont fall below threshold owners vs renters.

I have read of new similar start up model, where four bed rooms surround a commons kitchen area.

My problem arises in that I do not have a lot of cash saved up.

@Tyler PattersonVerify with local legislation here, but as this is considered a 'common' area you should in theory be able to use the footage if it's posted you're recording.

It's worse than you think, though, because the building standards are absolutely horrific and the developer abandons the property the moment it can get away with it, and the common areas and structural components are not kept up by anyone. 

He is noisy and obnoxious and leaves trash in the common areas.

Parking is another consideration, as is refrigerator storage and common areas usage. 

I put up letters in the common area saying I am now the landlord in both english and Spanish and provided my contact information and instructions for sending rent/contacting me.
