This may be a dum question but...As a buyer has anyone ever had a scenario where you were able to convince a sellers agent to cut you in on their commission.

@Ruben Vega Sounds to me like she may have violated here duty to submit offers to her seller-clients upon receipt, if that is in fact the what the RE commission in your state requires agents to do.

I also negotiated with the realtor to get her commission down on this deal.

@Joshua StrattonThe fact that you are a licenced realtor elbeit a non practicing, one could argue you were practicing real estate and are being paid a commission.

Then you're really going to regret cashing that commission check .. 

Insurance costs are entirely dependent on the elevation certificate which I would have needed to commission myself since seller didn’t even know they were in a flood plain OR I could have negotiated to have her commission the survey.

And keep in mind, without an agent, they are saving around 10%-13% in broker commissions, inspections, and possible alterations.

That's why they are paid a commission, and not an insignificant one depending on the price of the house.
