I negotiated with the realtor and whatever Investor I bring can purchase the turn key property or assume the mortgage. I also negotiated with the realtor to get her commission down on this deal. There's only about $12k equity with a purchase but if they take over the mortgage, the skies the limit if they lease/option. Any recommendations what I should charge for a referral fee? I have a few cash buyers in mind but haven't approached anyone yet since I'm not sure what to charge.
