I also like the speciality paint store (where I go Ben Moore, for example) just for  consistent service and expertise (hit or miss at the big box there).Then hard to beat the old school prep with tsp and  a good sponge mop (just damp) and rinse with clean water (damps sponge mop)...and primer for major color changes or spots  and stains..The good paint in luster you can clean also makes turnarounds easy...clean the walls (as mentioned) and you may only have to touch up..Finally, if you can go with one color/brand for the interiors of your rentals you will save time trying to match color or organize endless paints in your garage...best of luck

If your metrics support better response to a particular smell, then you'll be able to state within reason that a certain scent actually has effect on persuading an unsuspecting home owner to unload their property for a 30% discount.In my previous life, I dabbled in such new-fangled marketing management concepts; smell, color of letter, time day of week (Thursday, Fridays & Saturdays are the happiest for a person!

It would make scrubbing crayon off walls and snaking Hotwheels out of toilets and scraping fingernail polish off the hardwoods so much less onerous.As for the "unmarried couple" part, I'm pretty sure that's a protected class, if not federally then probably in SF.

One would not have uncovered the issues we are talking about here with any typical inspection unless they actually take down the fans to see it, or if the attic is accessible and they crawl all over it.The typically do my own inspection before purchase and as a rule I open at least one wall box and one ceiling box in each room in the process just to see what I am dealing with.

As far as smoking specifically, if the lease doesn't prohibit smoking then any smell or wall yellowing cannot really be charged to the tenant.

Or paint a wall, begin hording, add a electric space heater or start growing pot...not long.I tell my tenants it is for their benefit and safety for me to inspect furnace filters, smoke alarms, CO2 alarms etc.I personal am more concerned about my property investment than the minor feelings of tenants.
