Direct Mail Smell?
They say smell is the strongest sense tied to memory. I wonder if it would be effective to maybe spritz a tiny bit of cologne on the paper inside the envelope so that it smells as soon as its opened?
Thoughts?

I'm not sure what type of person you're targeting but cologne seems sort of shiester to me. I would rather say I buy crappy houses and spritz a fart on the paper. That way the smell supports my business model and it would be really memorable.
