It is good that you are getting familiar with prices and neighborhoods; I think that familiarity with the neighborhood you are investing in is important!  

I know the similar house in the neighborhood is around $600K - $700k.  

I still have to dig a lot on Gainesville s market to understand how the prices are on different locations of the city.
