I offer these mailers to other investors and give them the opportunity to ‘own their own territory’ (be the only investor using my marketing pieces in their chosen zip codes) not because I’m looking to be a big provider; rather I’m interested in providing results for my clients.

I'm an independent insurance agent starting my 26th year in the business and within 10 year years away from my chosen retirement age, however assuming our success in REI, I look to retire several years earlier and then do REI full time. 

They've chosen temperature but you honestly don't know WHY they want out - only they do. 

As for me, I've personally chosen to invest in Columbus, Ohio.

I would say narrow down your chosen market ASAP and then when it comes to building your team, focus your efforts almost entirely within that market.

Most PMs would not have caught the red flags or if they did may have chosen to over looked them.

A gamble.
