We then assign that contract or in some cases we purchase and have multiple buyers for the property.

However, I have some basic requirements that each property must meet;  They must Cash-flow a minimum of $100 per unit per month when purchased . 

Your phone will start ringing.......a LOT.You could also do the same thing to find cash buyers, just with different writing on the signs geared towards cash buyers.

Good morning...We have a number of Australian turn key buyers and I am just looking for any input, other solutions on the financing side of things you guys have found.  

I knew I would have to start building a list of potential buyers in my area so I have been posting to Craigslist and have since started to acquire a list of buyers who want/need seller financing (20+ people).The issue is, I have since decided to not buy the course (because I think it's another Guru scam) and now I have a growing list of people wanting/needing seller financing in the Morgantown West Virginia area.

It sounds to me like you are basically charging a 20% advisory/ underwriting fee. 

A loose estimate (however not confirmed ) would be around $30-$40,000 to renovate the home and put in on the market for a buyer.
