Postcard Info Help
Good morning!
I'm finalizing my postcard design for my first mail-out, and would love advice on my current design! I realize that everyone is going to have different input and advice based off of their experiences, but I'm looking for assistance as to whether something I'm including is a definite NO NO, or if something should be added in for increased impact.
----------------------------------------------------------------------------
On the front I'll put:
[BACKGROUND]:
picture of house and a picture of a hand holding hundred dollar bills
[HEADER]:
We Buy Houses For CA$H!
[SUB-HEADER]:
- SELL AS IS
- QUICK CASH
- NO COMMISSIONS
- NO COSTS
Get a no-obligation cash offer within 48 hours
[FOOTER]:
CALL NOW!
703-XXX-XXXX
ANY CONDITION. ANY SITUATION. ANY PROBLEM.
On the back I'll put:
[HEADER]:
DO ANY OF THESE SOUND LIKE YOU?
- In foreclosure?
- House need expensive repairs?
- House vacant?
- Bad tenants?
- Job transfer or relocation?
- Behind on payments?
- Separated or going through a divorce?
- Owe taxes?
- Inherited a house?
[FOOTER]:
- Call today for a no-obligation cash offer! 703-XXX-XXXX
- (small print i will list VA realtor license number and state...) "If your home is currently listed or you are a buyer represented by another real estate agent, please disregard this offer."
- little recycling symbol that says next to it "recyclable"

My business partner is a realtor, so I want to mention our license number to possibly reassure people that we're official.
One thought I've entertained, is possibly including something about if they recipient doesn't meet the profile, but are interested in still selling their property, that we are professional realtors and can assist them with that as well. Is that good or too much?
Looking forward to hearing back from people.
